Montira (mon·teer·ah, a place that connects the mountains with the land) takes its cue from the date-palm oases of Marrakesh. It's a low-density estate of 116 villa plots at the foothills of Nandi Hills, set among 229 date palms, olive groves and shaded promenades.

Cobblestone paths lead past terracotta courtyards to an 18,000 sq ft resort-style clubhouse with an infinity pool, spa, library and guest rooms. It's a weekend retreat you can live in every day.

Montira takes its cue from the palm oases of Marrakesh. Date palms, olive groves and shaded promenades frame the estate, and cobblestone paths lead past terracotta courtyards to the clubhouse.

Where exactly is Montira?

Montira is at Chikkasagarahalli in Nandi Hobli, at the foothills of Nandi Hills. Nandi Hills is about 10 minutes away, Chanakya University about 8 minutes, the STRR about 12 minutes and Kempegowda International Airport about 25 minutes.

What plot sizes are available?

The approved layout has 116 villa plots: 21 plots of 50 × 80 ft (4,000 sq ft), 18 plots of 40 × 60 ft (2,400 sq ft), 12 plots of 30 × 50 ft (1,500 sq ft) and 65 individually shaped plots. One commercial plot of 1,221 sq m is also set aside within the layout.

What does a plot cost?

Plots start from ₹1.12 Cr*. Prices are indicative and subject to availability; registration, stamp duty and other charges are extra. Ask us for the current price of a specific plot.

Is Montira RERA registered?

Yes. Montira is registered with Karnataka RERA under PRM/KA/RERA/1254/460/PR/160525/007750, which you can verify on rera.karnataka.gov.in.

When can I register my plot?

Registration at Montira is from December 2025. Our team takes you through the documents and the registration itself.

What will the clubhouse have?

The 18,000 sq ft resort-style clubhouse brings together an infinity pool and poolside deck, a salon and spa, a gymnasium with yoga and meditation, a café and library, a business lounge and conference room, a multipurpose hall and party lawn, an amphitheatre and guest rooms. The amenities planned at Montira also include a sports court and cricket net, a half basketball court, a children's play and activity centre and a senior citizens' corner.

How much of Montira is open space?

Four landscaped parks cover 12,187 sq m, about 21.3% of the site; the largest is 8,149 sq m. 229 date palms set the character of the estate.
